CAN I MAKE CHANGES TO THE EXTERIOR OF MY TOWNHOME?

All changes to the exterior of the townhome must first be approved by the Board of Directors through the Business Manager. A Schedule 4 Request for Exterior Modifications must be completed and approved prior to starting any changes to the exterior of the townhome.

CAN I MAKE CHANGES TO THE INTERIOR OF MY TOWNHOME?

With the exception of the removal of a load bearing wall, you can make changes to the interior of your townhome without written approval.

ARE WE PERMITTED TO HAVE PETS?

Dogs and cats are permitted on the property provided they are leashed when outdoors and not permitted to roam on adjoining properties. Excrement is to be removed immediately. Potentially dangerous, restricted or prohibited dogs as defined by City of Windsor By-Laws shall not be kept on the property.

CAN I HAVE A VEGETABLE GARDEN?

Vegetables can be grown in containers only, in the rear yard.

CAN I HAVE A HOT TUB ON THE EXTERIOR OF MY PROPERTY?

No hot tubs of any kind are allowed on the exterior of the Property.

WHAT TYPE OF INSURANCE DO I PURCHASE TO COVER MY TOWNHOME?

Owners are required to purchase freehold dwelling insurance as opposed to condominium insurance. Townhome insurance shall be in amounts satisfactory to the Association, in order to restore the Townhome to habitable condition that would satisfy the requirements for an occupancy certificate issued by the City of Windsor.

CAN I RENT OUT MY TOWNHOME?

Properties within the confines of South Roseland Townhome Association shall not be used for an other purpose than a private, single-family residence. Townhomes under rental or lease agreement are ultimately the responsibility of the Owner who will remain liable for all maintenance and costs related to the Townhome, the Tenant and the Association. Rental of the property for less than one year is not permitted. Sub-leasing is prohibited.

WHAT IS COVERED UNDER THE MONTHLY TOWNHOME ASSOCIATION FEE?

Expenses include accounting, auditing, legal fees, snow removal, basic lawn care, maintenance, repair and replacement of the sprinkler system and solely the replacement of the whole roof of the townhomes, including eavestroughs, downspouts, fascia and soffit, roof vents and sub-roof plywood/particle board would be replaced or repaired as necessary at the time.
